Named geographic and cultural features shown in this plan include Base Line, Commissioners Road, and "First road proposed & actually surveyed". The Tahmes River is shown but not named.

Legend reads: "Westminster Shewing the School Lands Cold. [colour] Green". Scale 1 inch equals 40 chains. Lot 3, Concession III is marked as reserved for or granted to Major Richard Airey. Various lots are marked with gray ink (identifying Clergy reserves), red ink (Crown reserves) and green ink (School reserves).
